- Sales Growth in Coastal Towns: Mattapoisett and Marion saw what appears to be an incredible surge in closed sales, with year-over-year increases of 300% and 250% respectively. This is a result of several high priced sales in each community and so we need to dig deeper to get a more normalized perspective. Buyer demand remains strong in these desirable towns, but price for value is a key purchasing factor now.
- Shifting Dynamics in Rochester: While Rochester saw a decrease in sales volume and average price, the pace of sales accelerated dramatically, with homes selling 65% faster than last year.

In Marion, MA, the real estate market was strong. Looking at Q3 numbers, we do see a market shift from July 2024. Average days on market remained the same, but the number of homes available for sale increased by 26%, and the number of homes listed that sold decreased by 33%. of the homes available for sale, 75% more saw a price change. Prices have continued to increase at a normalized rate of appreciation and the number of homes available for buyers has also increased. This data points to a more balanced market environment for luxury and coastal properties in Marion.
The story in Mattapoisett, MA, which experienced an increase in closed sales year-over-year for July and was coupled with a significant 32% jump in the average price to $829,708. Looking at Q3 numbers, the numbers of homes listed remained the same, but the days on market increased by 25%. While the numbers of homes that went under contract decreased by 37%, the number of homes that saw a price change while on market was significantly lower than in Q3, 2024. Like Marion, Mattapoisett the demand for Mattapoisett real estate remains high but the market is experiencing a shift to a more balanced point.
The Wareham, MA, market showed stable and consistent growth. With 23 closed sales, the volume was up 15% from last year. Prices saw a slight increase of 1.3%, and homes sold 26% more quickly. This demonstrates Wareham’s continued appeal as a key community on the South Coast, offering great value and a vibrant coastal lifestyle.
In Rochester, MA, the market showed a different dynamic. While there were fewer closed sales (down 40%) and a lower average price (down 8% to $644,667) compared to last year, the market pace was incredibly swift. Homes that sold went under contract in an average of just 18 days, a 65% decrease in market time. This indicates that while inventory may be lower, well-positioned properties in Rochester are in very high demand.
