June 2025 Local Market Overview:

Our South Coast communities experienced diverse shifts in June’s single-family home sales. Each coastal enclave navigated the month with unique results:

  • Marion, MA: Closed 5 sales in June, a 25% increase from last year. The average price rose significantly by 43% to $804,980. Days on Market increased by 86% to 41 days, while List to Sales Price saw a 13% decrease to 90%.
  • Mattapoisett, MA: Closed 13 sales, a significant 117% increase year-over-year. The average price also climbed by 40% to $1,232,887. Days on Market decreased by 22% to 55 days, and List to Sales Price saw a 2% decrease to 95%.
  • Rochester, MA: Recorded 4 closed sales, with no year-over-year change. The average price surged by an impressive 74% to $875,750. Days on Market increased by 420% to 78 days, while List to Sales Price saw a 6% decrease to 99%.
  • Wareham, MA: Recorded 24 closed sales, an 8% decrease from last year. The average price also decreased by 10% to $537,850. Days on Market increased by 118% to 61 days, while List to Sales Price saw a 4% decrease to 96%.
