South Coast Real Estate Market Update: May 2025 Trends Revealed!
As we fully embrace the vibrant energy of late spring and early summer, the local real estate market across the South Coast continues to show dynamic activity. May 2025 Local Market Overview:
Our South Coast communities saw a mix of activity in May’s single-family home sales, with each town experiencing unique year-over-year shifts:
- Marion: Experienced a significant surge in activity with 11 closed sales, marking a substantial 57% year-over-year increase. The average price in Marion also saw a strong rise of 36% to $1,086,636. Days on Market increased by 33% to 48 days, and homes sold for 94% of list price, down 6%.
- Mattapoisett: Closed 6 sales, a 40% decrease year-over-year. However, the average price saw a positive increase of 10% to $863,000. Days on Market increased by 18% to 46 days, and properties sold for 98% of list price, up 4%.
- Rochester: Recorded 2 closed sales, a 50% decrease year-over-year. The average price rose by 6% to $774,950. Days on Market saw a notable decrease of 84% to just 17 days, and homes reached 100% of their list price, up 8%.
- Wareham: Continued to be very active with 27 closed sales, a 7% increase year-over-year. The average price saw a decrease of 10% to $550,193. Days on Market increased by 7% to 31 days, with homes selling for 101% of list price, up 1%.
