Your South Coast Real Estate Market Report for October 2024

Both single-family homes and condominium closed sales increased year-over-year, with 10.8% for single-family homes and 2.9% for condominiums respectively.


MAR data provided the following key indicators for October:
● The median sale price for single-family homes increased by 3.5% to $646,800 and by 2.9% to $535,000 for condominiums from September to October.
● Since September, new listings have decreased by 8.1% for single-family homes and by 15.6% for condominiums.
●Closed sales increased by 10.4% for single-family homes and by 9.2% for condominiums from September to October.

Following an increase in new listings in September, new listings decreased by 15.6% for single family-homes and by 8.1% for condominiums in October. With median sales price increasing and new listings decreasing, sellers are well-positioned to enter the competitive market. “The increase we witnessed in closed sales in October is a promising indication of renewed buyer activity across Massachusetts,” said Amy Wallick, 2024 president of MAR

“As we approach the last months of 2024, we encourage buyers to remain active in their search and with limited new listings and strong buyer demand, sellers are well-positioned in this competitive market.”
